By booking and staying at Citrus Oasis Cebu, you agree to the following terms and conditions:
1. Property Information
- The property is a tiny house vacation rental located in Naga City, Cebu (not Naga City in Camarines
Norte)
- Location is approximately 60 minutes south of Cebu City and 90 minutes from Mactan International
Airport
- The accommodation consists of one tiny house with one bathroom, including access to the entire lawn
and pool area
- Maximum occupancy: 5 guests (standard), up to 10 guests with bringing your own extra beds/tents
- The property is located within 5-minute walking distance to Naga Boardwalk/Baywalk
2. Booking and Payment
- All bookings and payments must be made exclusively through Airbnb, Booking.com, or
Agoda
- Payment requests through any other means (direct transfer, cash app, etc.) are NOT
authorized and should be reported immediately
- Room rates are cheaper if weekdays but a little more on Fridays and weekends (excluding taxes)
- Rates may vary during peak season (December and January)
- Senior citizen discounts are available as per Philippine law
- No other discounts, coupons, or promotional offers are available
- For room availability and specific dates, please check our listings on Airbnb, Booking.com, or Agoda
IMPORTANT: Never send payment to anyone requesting payment outside of the official
booking platforms (Airbnb, Booking.com, or Agoda). This is likely a scam.
3. Check-In and Check-Out
- Check-in time: 2:00 PM
- Check-out time: 12:00 PM (noon)
- Early check-in or late check-out requests are subject to availability and must be arranged in
advance
- Guests must present valid identification upon check-in
- All guests must be registered at the time of booking
4. Cancellation and Refunds
- All cancellations and refunds are governed by the policies of the booking platform used (Airbnb,
Booking.com, or Agoda)
- Please refer to your booking confirmation for specific cancellation terms
- The property owner follows the cancellation policy set by each platform
5. Transportation
- The property does not provide transportation services to/from the airport or Cebu
City
- Guests can use public transportation (jeepneys, buses, taxis) to reach the property
- Ride-sharing services (Grab, Maxim, etc.) are available from the airport and Cebu City
- Nearest landmark: Water refilling station on Gen. Aguinaldo Street
- Parking: Street parking only (at guest's own risk)
6. Property Amenities and Facilities
- Sleeping arrangements: 1 queen-size bed and 3 single sofa beds
- Pool: 3m x 6m, maximum depth 1.5m (5 feet), with shallow children's area (60cm
depth)
- Kitchen: Outdoor kitchen with small stove, utensils, and kettle
- Air conditioning: Available in the tiny house
- Wi-Fi: Free high-speed internet
- TV: YouTube and Netflix available
- Hot water: Not currently available
- Meals: Not included - guests must cook or purchase their own food
- Nearby: Jollibee, Chowking, 7-Eleven, grocery stores, restaurants within walking distance
7. Guest Responsibilities
- Guests must comply with all house rules at all times
- Guests are responsible for the conduct of all members of their party
- Any damages to the property beyond normal wear and tear will be charged to the guest
- Guests must report any damages or maintenance issues immediately to the host
- Guests must respect quiet hours (no loud music after 10:00 PM)
- Guests must respect neighbors and the residential nature of the area
- Maximum occupancy must not be exceeded
8. Pool Usage and Safety
- No lifeguard is on duty - guests swim at their own risk
- Parents and guardians are fully responsible for supervising children at all times
- Night swimming is permitted (pool lighting available)
- Guests assume all risks associated with pool usage
- The property owner is not liable for any accidents, injuries, or drowning incidents
- Guests with medical conditions should consult a physician before using the pool
9. Pet Policy
- Pets are allowed at the property
- Guests are fully responsible and liable for any damages caused by their pets
- This includes but is not limited to: urine stains, scratches, bite marks, furniture damage
- Additional cleaning fees or damage charges will be applied as necessary
- Pets must be supervised at all times and must not disturb neighbors
10. Prohibited Activities
- Smoking inside the property (outdoor smoking permitted in designated areas)
- Use or possession of illegal drugs
- Filming or photography of pornographic content
- Unauthorized parties or events
- Excessive noise after 10:00 PM
- Any illegal activities
- Subletting or assigning the booking to others
11. Liability and Indemnification
- The property owner is not liable for any loss, theft, or damage to guests' personal belongings
- Guests are responsible for securing their own valuables
- The property owner is not liable for any personal injury, accident, or illness during the stay
- Guests use all facilities and amenities at their own risk
- Guests agree to indemnify and hold harmless the property owner from any claims, damages, or expenses
arising from their stay
- The property owner is not responsible for any disruptions in utilities, internet service, or other
services beyond their control
12. Right of Entry
- The property owner/host reserves the right to enter the property in case of emergency
- For non-emergency maintenance or inspections, reasonable notice will be provided
- The host lives across the street and is available for assistance
13. Termination of Stay
- The property owner reserves the right to terminate a guest's stay immediately without refund for:
- Violation of house rules or terms and conditions
- Illegal activities
- Excessive noise or disturbance to neighbors
- Exceeding maximum occupancy
- Damage to property
- Threatening or abusive behavior toward host or neighbors
- No refund will be provided for early termination due to rule violations
14. Force Majeure
- The property owner is not liable for failure to perform obligations due to circumstances beyond
reasonable control
- This includes: natural disasters, typhoons, floods, government actions, power outages, or other acts
of God
- In such cases, the cancellation policy of the booking platform will apply
15. Privacy and Data Protection
- Guest information is collected for booking and communication purposes only
- Personal data will not be shared with third parties except as required by law
- The property may have security cameras in common outdoor areas for safety purposes
- No cameras are present in private areas (bathroom, bedroom)
16. Governing Law
- These terms and conditions are governed by the laws of the Republic of the Philippines
- Any disputes shall be resolved in the appropriate courts of Cebu, Philippines
17. Modifications to Terms
- The property owner reserves the right to modify these terms and conditions at any time
- Guests will be notified of any significant changes
- Continued use of the property constitutes acceptance of modified terms

20. Acknowledgment and Acceptance
- By completing a booking, guests acknowledge that they have read, understood, and agree to these
terms and conditions
- Guests confirm they are at least 18 years of age or have parental/guardian consent
- These terms constitute a binding agreement between the guest and the property owner
